Graycor Construction broke ground for a 90,000-sf expansion for The Salvation Army’s divisional headquarters in Phoenix, Ariz. The $11 million project, which was completed during the ï¬rst quarter of 2012, includes a major renovation, demolition and construction on the 12-acre site for the addition of regional offices and a family shelter, which will assist approximately 50 families with short-term housing at any given time. When complete, all existing buildings other than the warehouse will be demolished. The new areas of construction include the Divisional Headquarters (DHQ office building) and Social Services (4 buildings: 1 administrative, 2 housing & 1 kitchen; & modifications to the existing warehouse).
Communication with the owner is essential through all phases of this project as the activities carried out in the current offi ce space, maintenance buildings, housing areas and warehouse must safely continue through demolition and construction. This requires re-routing the bus path for school children, changing parking, altering deliveries and ensuring access to the existing facility.
The first phase, building demolition, clears space for the new construction. Phase 2, the construction phase, includes a new 2 story 43,430 SF DHQ building, andfour Social Services buildings with a total SF of 34,631. This is a full site development with utilities, steel frame, exposed masonry / EIFS / Metal panel exterior, single ply roof, and complete interior tenant improvement. Three of the buildings are 2 story masonry / steel construction and interior build out. The fourth building is a 1 story masonry / steel structure and is the kitchen for the Social Services campus.
Phase 2A focuses on warehouse improvements. The 24,880 SF warehouse was built in the 1950’s and the work includes site improvements on 3 sides of the building including grading / curb / concrete / landscaping, a new loading dock ramp, complete interior demolition, building structural improvements, and 2,500 SF of new offi ce tenant improvement. Phase 3 of the project will occur after occupancy for the new DHQ building and will be the demolition of the existing DHQ building and construction of parking within this footprint. Phase 4 includes demolition of the existing buildings and site improvements including landscaping / DG.
The new facility – which serves all of Arizona, New Mexico and two counties in Nevada – will be smaller but more efficient than the current 160,000-sf configuration, due in large part to better use of space, utilities and staffing.
